Viewing and Moving In

  • I have some general questions to ask, what’s the best way to get in touch?

    You can either email or message but a phone call is often better! We are happy to answer your call or reply to messages between 9 am to 5 pm Monday to Friday each week.

  • I’m interested in having a viewing, how do I arrange that?

    Firstly you need to contact us to check the availability of the room. You can then either use the enquiry form, email or phone and we can then, subject to availability, make the necessary arrangements to provide you with a viewing. Please feel free to bring parents or a friend with you and allow about 45 minutes for a full tour of the room and everything else we provide. 

  • Can I have a virtual viewing?

    Yes, we can arrange a virtual viewing for you via Apple Facetime or Zoom. Allow about 30 minutes for the tour and an opportunity to ask any further questions. Just contact us by email or WhatsApp to arrange a mutually convenient time for the viewing. 

  • Following my viewing, I’d like to take the room. What do I need to do?

    You can do this by verbally confirming your intentions whilst you are still at Headlands or by emailing your decision at a later stage. Please be aware though that our rooms get snapped up very quickly once they become vacant – try and notify us as soon as you have decided that you want to proceed or you may miss out! 

  • Do I need to pay a reservation fee to hold the room?

    Yes, once you’ve had a viewing and decided to proceed in having the room you must reserve it by paying a £100 reservation fee. This will hold the room until your agreed move-in date provided that is not more than 30 days away. Note that this fee is non-refundable but upon the start of your tenancy it will be used as your room deposit payment.

  • Do I need to provide references?

    Yes, we will ask you to provide details of your current landlord so we can contact them directly for a reference. In addition, we may ask you to complete an online credit check via our National Residential Landlords Association portal which is done at no cost to you.

  • Do I need to pay a deposit?

    On your first day of occupancy, we transfer your £100 reservation fee into the TDS Insured room deposit scheme, you will then be given an official TDS receipt for this. The deposit amount is returned on your leaving date subject to a satisfactory room inspection at check out. 

  • Do I need to sign a Tenancy Agreement?

    Yes, we have an industry-standard ‘Assured Shorthold Tenancy’ agreement which you will need to sign at the commencement of your occupancy. This sets out a minimum initial term of six months followed by a rolling one month with a one-month notice period that can be effected by either party.   

  • Do you offer short-term lets?

    Yes, we can occasionally offer a short-term let for a minimum period of three months subject to our occupancy situation at that time. The standard room rate will be subject to a +5% additional charge and we may also require a greater deposit amount – please ask about our short stay terms during your viewing.

  • What do I need to bring with me?

    Essentially it is only bedding & towels for your room plus crockery and cutlery. If you are arriving from overseas and need to purchase any of these items upon arrival we can assist you with that.

  • Will I get an induction meeting when I first move in?

    Yes, we will spend ample time with you to ensure that you settle into your new surroundings and that you feel completely at home with everything. You will be given a ‘Welcome Pack’ which covers all the day-to-day living matters, a room inventory plus the mandatory fire prevention and safety items.

Occupancy

  • Can I smoke in the house?

    No, we have a strict no-smoking policy both inside the house and outside in the garden.

  • Can I bring a pet with me?

    No, unfortunately, a shared living property cannot accept pets of any kind – sorry!

  • Can I have someone to stay overnight in my room?

    You can but only on occasions, feel free to ask for clarification about this during your viewing. The house facilities and licencing are based on an occupancy of six persons hence it’s not fair for the permanent residents to have a visitor making regular long-term stays. 

  • Does the monthly rent figure include everything?

    Yes, all utilities and unlimited ultra-fast internet connection is included. The house is fully equipped both within your room and all the communal areas to provide a really great shared living experience, you just need to buy food and you’re good to go!

  • What facilities does the house offer?

    All the communal facilities provided are of the highest quality – The dining kitchen features two electric cookers & hobs, all the usual small appliances and a comprehensive assortment of cooking equipment. Two large fridges/freezers and a separate washer and dryer are situated in the utility room. Irons & ironing boards plus laundry baskets are available along with an outside rotary dryer.

  • Does the house have any outside space?

    Yes, we have a very tranquil and pleasant garden area to the rear of the house, just right for relaxing outside on a summer evening – weather permitting of course!

  • What is the parking situation?

    Unfortunately, we don’t have any off-street parking but generally, you will be able to park your car on the road within a short distance of the house, if not directly outside of the front door.

  • Can I keep a bicycle at Headlands?

    Yes, but not in your room or anywhere else inside the house. We do however have a cycle shelter located just outside the back door behind a locked gate.

  • Can I have a TV in my room?

    Yes, you can however if this necessitates fitting a wall-mounted bracket we will attach this for you. Also, note that the TV Licence for Headlands only covers the house common areas so a television set in a tenant’s own room will require a separate licence.   • Does the house have a regular cleaner?

    Yes, all communal areas of the house are regularly cleaned however you are responsible for keeping your own room clean. You can however book to have your room cleaned inside for a small charge subject to availability. We also have a regular window cleaning and gardening service to keep everything looking at its best!

  • Can I vote whilst living at Headlands?

    Yes, you just need to register your residency at Headlands by visiting the Derby City Council website to obtain a voting card.

  • Do you have anyone on call to deal with emergencies or breakdowns?

    Yes, we always have someone available to accept calls or messages for any issues that may occur and certainly, for any emergency, we will always respond immediately. 

Local Facilities

  • How far away is the nearest Bus Stop?

    Very close! Within approx. 200m of the house you can board a bus to either head into Derby city centre or the opposite direction which takes you directly to the Royal Derby Hospital situated in Mickleover.

  • Is it practical to cycle to work from Headlands?

    Yes, Derby benefits from a very good network of designated cycle routes, some on the road and some on dedicated pathways. Most of the city’s key employers are only a short ride away.

  • How near are grocery stores?

    We have an excellent local convenience store at the bottom of Breedon Hill Road, that’s about a two-minute walk away. The nearest supermarket, a new Aldi, is about 15 minutes on foot or less than 5 minutes by car.

  • How far away is the centre of Derby?

    The centre of Derby is just over one mile away and offers all the usual array of shopping both within the ‘Derbyon’ shopping mall and other high street stores. There are plenty of excellent cafes, pubs and bars to choose from too!

Key Employers NEARBY

  • How far away is the Royal Derby Hospital?

    Derby’s newest main hospital is 1.5 miles away. It is easily walkable from Headlands, alternatively, you can catch a direct bus from the stop about one minute away or take your car and use the parking facilities available on site. 

  • How far away is the Rolls Royce Aero Engine division?

    The main Aero Engine works are sited mainly in the Sinfin suburb of Derby nowadays, this is on the south side of the city but only approx. 2.0 miles from the house. 

  • How far away is the Rolls Royce Nuclear division?

    This site is separate from the aero engine works and is located on Raynesway, just off the ring road on the east side of the city. Again it is only about 2 miles away and a short drive subject to traffic.

  • How far away is Pride Park?

    This is a major office and commercial area located just outside the city centre on the east side of the city. It is a short drive away and well-connected for a cycle commute.
